The Civil Law ACT does not require items of a cosmetic nature or minor maintenance to be included in the report as it is predominantly a structural report. BCIS can only comment on areas that are fully accessible and visible to the inspector on the day of inspection and therefore cannot be held responsible for any defects in these areas. The inspector will not dismantle, move, or break objects and furniture or conduct any other invasive procedures.
The timber pest report covers the discovery/non discovery of infestation and or damage caused by termites, borers of seasoned timber & wood decay fungi present at the time of inspection. The inspection does not cover any other pests such as cochroaches & vermin.
As per Australian Standard 4349.3 defines reasonable access as areas where safe, unobstructed access is provided and the minimum clearances.
BCIS are not required to inspect electrical, plumbing, gas fittings, airconditioners, swimming pools, fireplaces, chimneys & appliances. BCIS may comment on these items, however cannot be held responsible for the accuracy of reporting on such items or the omission of reporting on such items.
Payment is to be made prior to the release of the reports, unless otherwise arranged with BCIS.
A cancellation fee of $150 will apply if plans have already been ordered from the ACTPLA.
